Habitational Program for Apartment Complexes

The Walnut Advisory Corporation is pleased to announce the launch of its Habitational Package Program for Apartment Complexes, Condo Associations and Garden Style Cooperatives in (47) U.S. States. The program provides full limits property coverage, general liability coverage and equipment breakdown for risks with a total insured property schedule value of up to $100,000,000.

The product includes separate $1,000,000 sub-limits for the perils of Earthquake and Flood for eligible risks. Facilities updates must have been made to all buildings within the past (15) years. A 50% or greater occupancy rate is required for all buildings. Only a nominal percentage of Section 8 or other government subsidization is permissible. No undergraduate student housing. Aluminum wiring is acceptable if fully remediated. The product includes a Comprehensive Property Enhancement Endorsement, which includes numerous ancillary coverages, including but not limited to Ordinance or Law, Utility Service Interruption, Crime Coverages, Time Element Coverages, Hired & Non-Owned Automobile, Backup of Sewers & Drains, Newly Acquired Property, Outdoor Property and numerous other enhancements. Higher limits are available for many of the coverages provides in the Enhancement Endorsement.

To submit business under the program, brokers are required to be appointed by The Walnut Advisory Corporation. At a minimum they must maintain adequate E&O insurance and state licensure. Submissions must include acord applications, a signed statement of values in Excel, 3 years hard copy loss runs and plot plans.

The Walnut Advisory Corporation will be marketing this new program in all states except Hawaii, Alaska and Florida, and we will be selling it under our three geographical brands: Select Group, Old South and Western Prairie.
